106-109 Saffron Hill is the Central London location of the new Chartered Institute of Water and Environmental Management (CIWEM) headquarters. The development comprises of state of the art offices, conference facilities and meeting rooms, as well as 4 new 1-2 bedroom dwellings constructed at the top two floors.
XCO2 collaborated closely with the client, design and construction team from planning stage through to post construction stages, to provide advice on achieving the client’s aspiration of BREEAM Excellent for the non-domestic spaces of the development, as well as Code for Sustainable Level 4 for the dwellings.
Saffron Hill is located within the Hatton Garden Conservation Area, and therefore the front facade of the building had to be retained. This had an impact on the overall fabric performance, impacting the number of energy credits that could be achieved by the refurbished building. To make up for the shortcoming in the energy section, additional measures that push the sustainability credentials of the building have been incorporated in the management, health and wellbeing, waste and pollution categories.
The development is served by high efficiency air source heat pumps for space heating, cooling and domestic hot water. Roof mounted photovoltaics also supply a significant portion of the electricity usage on site. Sustainability measures including high efficiency building fabric and services, extensive energy monitoring systems, cycle storage spaces and shower facilities, satisfactory thermal comfort and daylight levels have been adopted as part of a successful strategy to reach BREEAM Excellent and CfSH Level 4.
