A commercial-led, mixed-use scheme within the Creekside Conservation Area providing over 1,500sqm of creative workspace, a working yard, and 56 new homes.

The form and mass design of the of the development, which echoes the wider context of Creekside and its heritage, was one of several reasons renewable technologies, such as photovoltaics, solar thermal and wind, were determined to be unsuitable for the scheme.

Despite this, the XCO2 team were able to develop an energy strategy that was in line with the Greater London Authority’s (GLA) policies. This was achieved through a range of passive and MEP design measures that reduce the energy demand for space conditioning, hot water and lighting. Measures were also implemented to reduce the risk of overheating.

The development was granted planning permission by the GLA in March 2019.
