Part of the Canada Water regeneration scheme, Quebec Way is a mixed-used development within the London Borough of Southwark, comprising 368 dwellings and approximately 1,300sqm of non-residential spaces distributed across 7 blocks. The site is unique in that it sits between the Canada Water District Centre and the Russia Dock Woodlands, driving the aspiration to develop a highly sustainable scheme that responds to both the urban characteristics of the District Centre and the open character of the woodlands next to the site. XCO2 were appointed by L&Q to complete the MEP design and guide the team through the sustainability certification process.
The development has been designed to blend with the local areas, including features such as landscaped internal walkways, open play and recreational areas and a direct pathway from the development to the neighbouring woodlands. The development also incorporates several features both internally and externally that drive the aim to achieve the highest levels of sustainability certification available in the UK, Code for Sustainable Homes and BREEAM. External features such as extensive landscaping, bat and bird boxes to support local wildlife and a sustainable drainage strategy have been incorporated, as well as the design of energy efficient homes and provision of an on-site energy centre and installation of extensive photovoltaics array to reduce carbon emissions help the dwellings to achieve Code Level 4.
XCO2 was appointed from the Developed Design Stage, working with the developer and Design Team to ensure that the best options in terms of sustainability and energy efficiency are incorporated into the scheme. Key to the integration of building services and environmental performance was the close work that our engineers and sustainability specialists developed together, elaborating and fine tuning the energy strategy for the site.
