A scheme to transform a derelict former dairy, situated on a slim triangular site within the Bloomsbury Conservation Area, into a new ‘hub’ for the creative arts. The mixed-use development will provide flexible commercial space, residential units, and a gallery with bar/café.

XCO2 provided energy and sustainability consultancy services and developed the concept MEP design for the site. The design includes a fabric first approach with low-carbon heat being provided to the new homes via Ground Source Heat Pumps.

The initial scheme for the site won a New London Architecture Award for ‘Living (Best Unbuilt)’ in 2011 and received a unanimous vote of planning support from the London Borough of Camden in 2012, before being sold to Goldenstone for development with a different team.
