Situated within the Old Kent Road Opportunity Area, Varcoe Road comprises 57 one bedroom affordable ‘pocket’ apartments, as well as a commercial unit, co-working space for residents, a sun room, ample cycle storage, and two communal roof terraces.

The scheme is Pocket Living’s first venture within the London Borough of Southwark and was unanimously granted planning permission by the authority.

XCO2’s early involvement as sustainability consultants and BREEAM assessors was key in order to determine all appropriate and feasible credits, determine any cost impacts and give guidance to the design team on how to achieve this in an efficient and cost effective manner.

This approach enabled the commercial element of the scheme to successfully achieve its certification target of BREEAM ‘Excellent’. The XCO2 M&E team also provided the full building services design for the scheme.

The project’s sustainability features include prefabricated bathroom and utility ‘pods’, highly-efficient building envelopes, photovoltaics, SuDS and large green roof areas.
