Situated on a site adjacent to St. James Street Station within the London Borough of Waltham Forest, The Jazz Yard is a new build scheme providing 83 new homes, 50% of which are affordable,  a new NHS Health Centre and NHS Wellness and Advice Centre. The Jazz Yard is part of a vibrant new neighbourhood, providing a communal garden and play space to its residents with a rich detailed pink exterior with green accents. The scheme is part of Walthamstow’s wider South Grove Masterplan, which will provide 518 new homes.

Early stage M&E input informed the design and guided it through it’s planning application, which was approved in December 2019. XCO2 completed the mechanical, electrical and public health services design to BIM Level 2 and saw the project through to construction stage.

The development incorporates air source heat pumps supplemented with boilers to provide a communal heating system for the building, with space heating and hot water produced in each flat via a heat interface unit (HIU). An allowance has been made for a future connection to a local district heat network, and photovoltaics are provided at roof level for renewable electricity generation.
