Situated on the former site of the Standard Music Venue, opposite Blackhorse Road underground station in Waltham Forest, The Collective’s Blackhorse Lane scheme aimed to provide a new 350-person capacity cultural & music venue, retail spaces, 300 co-living rooms, communal spaces and co-working spaces.

XCO2 provided M&E design from RIBA Stage 2 for the nine-storey 140,000 sq ft project, as well as various environmental scopes and BREEAM assessments. The proposed development was on track to achieve its target of BREEAM ‘Excellent’ rating.
