Selby Urban Village is an ambitious regeneration scheme that transforms a disused secondary school and underutilised playing fields into a vibrant, community-focused neighbourhood.

At its heart is the Selby Centre, a community hub managed by The Selby Trust, which will relocate from its current home to a new building next to Bull Lane Playing Fields. Supporting a range of community uses, including sport and exercise, enterprise, social events and education, the new centre will benefit residents of both Haringey and Enfield. Beyond enhanced community facilities, the scheme will deliver 202 council homes for rent.

XCO2 provided M&E and environmental consultancy, supporting the planning application with an energy and sustainability statement, overheating analysis, circular economy statement, and whole life carbon assessment. With sustainability key to the design, our proposals include strategies to minimise environmental impact. Key features include optimised natural ventilation, a highly insulated fabric, and a heat pump-led heating system. The scheme integrates low-carbon and renewable technologies, including a potential connection to the Meridian Waste Heat Network.
