Occupying the site of a disused former nursery, the community-led development in Southwark comprises two brick buildings; Joyce Newman House, a new block of 34 flats rising from 4 to 8 storeys, and Joseph Lancaster Terrace, an adjoining 3-storey terrace of 6 houses that frame a new communal garden incorporating a play space and community growing.

XCO2 provided MEP and environmental services, including energy and sustainability.

50% of this new development of social rent homes will be allocated to existing residents of the Leathermarket Estate, and all homes will be genuinely affordable. It will provide new living accommodation for single people, families and disabled residents in a contemporary and high quality new development.
