Located adjacent to Acton Town, the redevelopment of Lexden Road and Steyne Road sites will create 188 mixed-tenure, low-carbon homes, community spaces and a renewed landscape. The two 1960s estate towers; Moreton and Rufford, will be retained.
The scheme will deliver a dedicated building for older adults, low-rise family dwellings and a 20-storey residential block to address the housing needs of the local community. The residential aspect of the development is committed to meeting Passivhaus standards, with XCO2 providing Passivhaus Consultancy as well as Environmental Consultancy and MEP Engineering services.
XCO2 were involved from the early stages of project planning and design, working alongside the design team to ensure that sustainability principles were integrated into the design from the outset. This involved developing the MEP and energy strategy, considering Passivhaus and fossil fuel free renewable energy sources, detailed overheating analysis taking into consideration site environmental noise constrains as well as wider environmental and sustainability considerations on air quality, health, wind and pedestrian comfort and materials through CE and WLC studies.
The team has stayed involved during the construction looking at Part O overheating compliance, CE and WLC assessment and acting as MEP guardians for the client, supporting the delivery of this highly ambitious sustainable development.
