LJ Works is a new purpose-built, community-led workspace located adjacent to the railway line and Styles Gardens, within the London Borough of Lambeth, approximately 50m west of Loughborough Junction station. On the 2,000sqm site, two buildings deliver over 1,000sqm of light-industrial workspace dedicated to local textiles, food producers, and makers. The low-rent studios and co-working spaces operate alongside the community growing project, Loughborough Farm, and the Platform community café.
XCO2 have worked on a number of social development projects with the aim of providing spaces that will be beneficial to the local community from an environmental perspective, as well as from an economic and social perspective to ensure sustainability in the long term. A ‘fabric-first’ approach was adopted, incorporating high insulation levels, thermal mass, and south-east facing windows to maximise solar heat gains and natural ventilation for cooling during summer. There is an anaerobic digestion facility that utilises the food waste associated with the community kitchen facilities, and photovoltaic panels to provide the development with zero carbon electricity.
