A new build mixed-use development comprising 200 new homes, healthcare facilities, retail space, and public realm space. The scheme forms a part of the wider South Kilburn Masterplan.

The project received planning permission in 2017; XCO2 were appointed at early stages to provide concept MEP design services, and are continuing to provide environmental design, energy, and sustainability consultancy services.

Studies analysing a wide range of renewable technologies were carried out by XCO2, from which photovoltaic panels were identified for use across the development and air source heat pumps were recommended for two of the non-residential buildings. In total, the development is expected to reduce regulated CO2 emissions by 35.2%.
