Situated on Edgware Road in Hendon, The Rockery at the Hyde will create 470 new tenure-blind homes across three high-rise buildings set upon two podiums, which will be connected by public gardens and a pedestrian footbridge. The design also includes flexible office and community spaces, as well as a café, all within the double-storey podiums. Extensive public realm improvements form a significant part of the scheme, which aims to significantly enhance the biodiversity on the formerly industrial site.
XCO2 became involved at concept stage of the scheme, providing environmental and M&E services to guide the early design and ensure an integrated approach to the planning application.
The XCO2 Environmental team carried out the energy and sustainability strategies, as well as the sustainable drainage design and overheating risk assessment, whilst the M&E team worked alongside them on the Stage 2 building services design, including site wide infrastructure, internal building services, and a technical utilities assessment.
The development will include a centralised energy centre, fed by an open loop ground source heat pump system for both space heating and hot water, with top-up communal gas boilers. Roof mounted photovoltaics will contribute in generating renewable electricity.
