West Green Place is another Pocket Living project for which XCO2 has provided environmental consultancy and full MEP services from concept/pre-planning through to completion. This project is to date the largest and one of the most ambitious and challenging undertakings for Pocket Living. The site, lying adjacent to Downhills Park in Haringey and accommodating a play group and community facilities, presented multiple constraints but also unique opportunities. The new development comprises 4 blocks of flats and a row of 16 townhouses, a new building for a nursery and community centre, and a public realm that extends and connects to Downhills Park.

XCO2, as part of this vibrant multi-disciplinary team, configured the overarching sustainability and energy strategy for the scheme and engaged in the extensive consultation exercises with the Council’s officers and other stakeholders during the pre-application period. XCO2’s M&E team helped develop the servicing strategy since feasibility stage and carried the project through to completion.

The project includes low carbon heat generation through a central energy centre, containing a CHP network that serves all of the flats, prefabricated bathroom and utility ‘pods’, highly-efficient building envelopes, a network of electric vehicle charging points, photovoltaics and SUDS. The townhouses are not serviced by the CHP network but are individually serviced. Carbon emissions are expected to be reduced by 35% against the current Building Regulations baseline emissions.
