12-14 New Fetter Lane is a multi-storey office tower populated by an international law firm. Occupying a triangular site in Midtown, the 15-storey scheme was completed in 2015. In 2017 XCO2 undertook a Post-Occupancy Evaluation (POE) in order to understand how the building is performing in relation to design standards.
At the time of completion, New Fetter Lane achieved a BREEAM Excellent with a score of 76%. The scheme utilises solar panels at roof level to pre-heat the domestic hot water, enhanced on-site ecology and on-floor plant solutions to reduce the building’s embodied carbon.
The study concluded that the building had a high energy use, as well as issues with the BMS controls and capability. In addition, there was found to be a lack of sub-metering, of understanding of the building from operational perspective due to handover and training, and of bespoke level of detail and of information on fit-out in operation and management manuals.
Through the POE, XCO2 was able to formulate key recommendations for the occupants and Great Portland Estates in order to improve the ongoing operation of the building as well as the client’s future projects.
